You may engage our services under one of the following three options:
OPTION 1:
COMPREHENSIVE PROPERTY BRIEF & SEARCH
First we evaluate your wants and needs through a detailed property brief. We then proceed to search for your desired property by liaising with all selling agents in Davao City, Samal Island, Davao del Norte and Davao del Sur, Davao Oriental and Compostela Valley Province or in any chosen localities in Mindanao. We source property on the market and most importantly, our network of contacts allows us to source property that is not on the market. We call these properties "Silent Sales".
Silent Sales
Many selling vendors are not prepared to put their property to the public market due to confidentiality concerns and expensive real estate marketing campaigns. Due to our constant interaction with selling agents the availability of silent sale properties is reported directly to us, and in turn delivered to you. This presents a huge advantage to our clients - eliminating both competition in the marketplace, and expensive marketing campaigns, therefore allowing us to negotiate a lower purchase price in most cases.
Please Note
Should you fall in love with a particular property or street, we would be more than happy to canvas that area in the hope of negotiating a private sale with a willing vendor.
EXTENSIVE SALES AND DATA RESEARCH
In conjunction with Bureau of Internal Revenue Zonal Values as benchmark, we will provide accurate information on the realistic value of the property you wish to purchase. Please note that many things are taken into consideration when working out a property's present market value. Due to our experience in the industry we are able to extract a great deal more information from the selling agents than a normal buyer would, giving our clients a huge advantage in the marketplace.
PROPERTY IS PUT TO THE TEST
The property is then put to the test both legally and structurally, with the incorporation of Real Estate Appraiser, Property Consultants. *Please note all external consultancy fees are at the client's expense.
PROPERTY NEGOTIATIONS
Negotiating is an art, and there are many creative techniques that can be employed to negotiate advantageously for a buyer. We know them all.
Because we are real estate agents ourselves, we are well aware of the tactics used by selling agents throughout the negotiating process. As experienced real estate negotiator I am there to level the playing field eliminating emotion on your part, and negotiating the best possible price, terms and conditions for you, our client.
6MONTHS AGENCY AGREEMENT
Upon paying an up-front registration fee of P20,000.00, both parties sign a standard purchasing agency agreement. This agreement runs for the term of six months. Our agency agreement may be cancelled with seven days notice; however, we do reserve the right to retain the up-front registration fee. During this six month period we will be working diligently and enthusiastically, putting forward properties for you to view on a regular basis.
REGISTRATION FEE-PAYMENT TERMS
To receive instructions on the purchase of property we require a standard up-front registration fee P20,000.00 to cover for the transportation and research fees which forms part of our final "success" fee. This is non-refundable. The balance of the "success" fee is to be paid only after the contracts of sale have been exchanged. All fees are VAT inclusive.
OPTION 2
Property Negotiation Only
If you are inclined to search for a property yourself, then this option is for you. Simply find the Property/home you want and leave the rest to us.

Our "Property Negotiation Only" option entitles you to an 6 month agency agreement. There is no limit to how many properties we will negotiate for you in this time frame. Please note that should you be unsuccessful on the property purchase theup-front registration fee is not subject for a refund.
OPTION 3
To Document the Property Purchase Only
This option covers the documentation of the property being purchase ranging from preparation of the Intent to buy, to the preparation of Deed of Sale including its supporting affidavits, computation and payment of the BIR taxes, Transfer Fees and Registration of the Deed of Sale with the Registry of Deeds and the transfer of tax declaration.Please note that should you be unsuccessful on the property purchase theup-front registration fee is not subject for a refund.
